Contracts and Requirements

  • Who can stay at WAO Certosa?

    WAO Certosa welcomes anyone looking for an apartment in Milan for study, work, or temporary stays. Students, professionals, companies, and people passing through: here you’ll find a flexible solution and an active community.

  • I am 99 years old. Can I stay at WAO Certosa?

    Yes. There is no age limit. WAO Certosa is open to anyone who wants to enjoy a dynamic living experience while respecting the community.

  • Can I choose who I share the apartment with?

    You can choose a private solution or room sharing (2, 3, or 4 people).

    If you do not already have roommates, our team will assign them based on age, length of stay, and gender, ensuring balance and privacy for everyone.

  • Is there a minimum stay?

    No. Flexibility is one of our strengths.

  • Do I have a right of first refusal on my room?

    One month before expiration, you will receive a renewal proposal and updated economic conditions by email.

  • Which documents must I present?

    Identity document, Italian tax code (codice fiscale), and residence permit if applicable.

    We are a 5-minute walk from Certosa FS station.

    At check-in you must sign:

  • How does check-out work?

    You will receive all operational instructions by email.

  • What time is check-out?

    By 10:00 AM on the last day.

  • Is late check-out possible?

  • Are pets allowed?

    We are pet friendly. Contact us to learn about specific conditions and rules.

  • Is parking available?

    Public parking is available in front of the building.

  • Can I host someone in my room?

    It depends on the accommodation type.

    Each resident is entitled to:

    • 3 free overnight stays per month for one guest
    • up to 4 additional nights with a surcharge

    For shared rooms, roommate consent is required.

    Guests must always register at reception for security and privacy reasons.

    Rules may vary depending on the period.

  • What common areas are available?

    Gym, common areas, bar, restaurant, green spaces, and relaxation areas.

    All spaces are designed to encourage study, work, and social interaction.

  • Are there time restrictions for access?

    No. Residents have a personal badge and can enter and exit freely at any time.

  • Can I bring furniture or appliances?

    You may submit a request. We evaluate each case to ensure safety and respect for shared spaces.

  • Are linens and towels provided?

    Yes. We provide sheets, towels, blankets, and pillows.

  • Are kitchen utensils provided?

    Yes, apartments are equipped with basic utensils.

  • Is the building monitored?

    Yes. 24/7 surveillance is in place to ensure safety and peace of mind.

  • Is there a fire safety plan?

    Yes. The building is equipped with fire detection and suppression systems.

    Evacuation plans are available in apartments and common areas.

  • Are there events and activities?

    Yes. Events are an integral part of WAO life:

    parties, live podcasts, stand-up comedy, talks, and community initiatives.

Payments and Costs

  • Is cleaning service included?

    A weekly cleaning service with linen change is included.

    Additional cleaning services are available upon request for an extra fee.

  • How can I book accommodation?

    Fill out the form on the website or email waocertosa@waospaces.it indicating:

    • arrival date
    • departure date
    • apartment type
    • private solution or room sharing

    You will receive availability details.

    To secure the accommodation, a €60 payment is required, which will be deducted from the contract upon confirmation.

  • What are the cancellation conditions?

    Cancellation is free up to 30 days before the start of the stay.

    From 29 days onward, the first month’s rent will be retained.

  • What are the withdrawal conditions?

    You may withdraw with written notice and 30 days’ notice period.

    An early termination fee of €250 applies.

    If the notice period is not respected, the accommodation fee for the missing period will be charged.

  • Can I change rooms during my stay?

    You may submit a request. Availability and any contractual updates depend on rooms available at that time.

  • Is subletting allowed?

    No. Subletting is not permitted.

  • How can I pay?

    WAO Certosa is cashless.

    We accept online payment, bank transfer, and card.

  • Which card networks do you accept?

    We accept major international card networks.

  • How do I pay the monthly rent?

    By bank transfer, online payment, or card.

    The monthly rent must be paid by the 5th day of the current month.

  • Do I need to pay the tourist tax?

    For stays longer than 14 nights, no tourist tax is required.

  • Are there extra costs?

    No. The monthly rent includes utilities, gym access, and use of common areas.

    There are no hidden costs.

Viewings and Bookings

  • Can I see the room before booking?

    Yes, by appointment.

    The specific room assignment takes place at check-in.
